THE DECKS

At low tide looking south across the River Mersey towards Runcorn. Behind the wall is the higher Manchester Ship Canal.
These apartments are caught up in the flammable cladding scandal.
The Government has announced some form of partial compensation, however while the blocks on the right will qualify for that, the blocks on the left are just below the qualifying height and will receive nothing.

Great shot - but a terrible situation for the owners.

For the ones that qualify, do all floors qualify or just the upper ones?

@gardencat it’s a big mess, Joanne. It follows on from the Grenfell Towers disaster several years ago. The cladding on the outside of the building is flammable. So a small fire could escalate rapidly and cause possibly many deaths. But quirk of law it’s not builders liable, but the leaseholders. They don’t own the building just their apartment !! They have to pay for replacement of cladding. Apartments were costing up to about £160,000, now un sellable as no one will give you a mortgage on them. But can’t rent them out either as they will fail a fire safety test !!! Estimates to fix around £40,000 to £60,000 per flat.
This isn’t just these, it’s a problem all over the country. People bought as an investment to rent, or as a starter property before moving on with their lives. Can’t go anywhere.
If they don’t pay the mortgage will be made bankrupt and chased for the money.

@markp Very sad for those who invested in all those buildings but what I was asking about in particular was your comment that the lower buildings didn't qualify for the compensation. If I remember properly (which I may not) in the Grenfell Towers fire a lot of the lives lost were because there was no, or inadequate, ways to get people off the higher floors. So I wondered if that is why the taller buildings would be covered but the ones with fewer floors would not.

@gardencat Sorry, the government announced compensation for building above a certain height. The taller ones are just above this height, the smaller ones just below the limit.
