New fig leaves

For years I have tried to cultivate a fig tree...but with very little success. This tree has consistently come back every year and had "a few" figs but they never became ripe. I've heard all kinds of remedies, but none work. I just keep waiting...

I have some leaves still in the bud stage. Maybe we'll have figs this year!
