We drove around the Wynwood area of Miami, which is now well known for its murals. When I lived nearby, it was just a rundown warehouse district. During the last few years, I have been watching the lots go up for sale for high prices and new buildings going up. I believe that it will always be a special area of Miami (north of downtown). It is amazing how many more buildings have been painted recently.
